General Terms and Conditions
1. Booking
1.1. Apartment bookings can be made online through our website (WWW.UNYCA-REAM.IT).
1.2. To confirm the booking, you must follow the instructions based on the offered rates. For the "NON-Refundable" rate, full payment is required at the time of booking. For the Standard rate, a deposit of 30% of the total stay amount is required at the time of booking. The remaining balance must be paid 7 days before the arrival date.
NOTE: The rate does NOT include the city tax, which must be paid separately (€5.5/day/person).
2. Rates and Payments
2.1. Apartment rates are indicated in Euros, unless otherwise specified.
2.2. We accept payments via credit card through the Stripe channel.
2.3. For non-refundable rates, the full amount of the stay must be paid at the time of booking, and no refunds will be issued in case of cancellation.
3. Cancellation Policy
3.1. Cancellations made within 30 days before the arrival date will result in the loss of the deposit paid. For the Standard Rate, after the booking balance is paid (7 days before arrival), any cancellation will result in the loss of the entire amount paid.
3.2. For non-refundable rates, no refunds will be issued in case of cancellation.
4. Check-in and Check-out
4.1. Check-in time is from 3:00 PM to 9:00 PM. Arrivals outside these hours must be communicated in advance and may incur an additional fee.
4.2. Check-out time is by 10:00 AM. Any requests for late check-out must be agreed upon in advance and may incur an additional fee.
5. Use of the Apartment
5.1. The apartment must be used exclusively for residential purposes and cannot be sublet to third parties.
5.2. Guests are required to adhere to house rules and maintain the apartment in good condition.
5.3. Any damages to the apartment or its furnishings caused by guests will be charged.
6. Liability
6.1. We are not responsible for any loss, damage, or inconvenience caused by circumstances beyond our control.
6.2. Guests are responsible for their safety and personal belongings during their stay.
7. Privacy
7.1. Guests' personal data will be processed in accordance with our privacy policy and applicable data protection laws.
8. Changes to the Terms
8.1. We reserve the right to modify these terms and conditions at any time. Changes will be communicated through our website.

Booking Terms
A1.0 Booking
When you book the accommodation of a Listing, you agree to pay all charges for your booking, including the price shown in the Listing, applicable fees such as Unyca-ream service fees, off-platform fees, taxes, and any other items identified during checkout. When you receive the booking confirmation, an agreement is established between you and Unyca-ream. All terms of the Booking will apply, and it will be your responsibility to adhere to them, including, but not limited to, the cancellation terms and any additional rules, standards, policies, or requirements identified in the Listing or during checkout. It is your responsibility to read and understand these rules, standards, policies, and requirements before booking the accommodation of a Listing.
A1.1 Booking an Accommodation
Booking an Accommodation constitutes a limited license to access, occupy, and use that Accommodation. The Host reserves the right to access the Accommodation during your stay, as reasonably necessary, permitted by the Host agreement, and allowed by law. If you stay in the Accommodation beyond checkout time, the Host has the right to remove you according to applicable law, for example, by imposing reasonable penalties for overstaying. You cannot exceed the maximum number of Guests allowed.
A1.2 Booking Experiences and Other Host Services
Booking an Experience or another Host Service authorizes you to participate, use, or benefit from that Experience or Host Service. You are responsible for confirming that you and anyone you invite meet the minimum age, skill, and fitness or other requirements. It is your responsibility to inform the Host of any medical or physical conditions or other circumstances that may impact your ability to participate, use, or benefit from the Experience or Host Service. Unless expressly authorized, you cannot allow any other people to participate with you in an Experience or other Host Service unless added as additional guests during booking.
A1.3 Cancellations, Booking Issues, and Refunds
Generally, if you, the Guest, cancel a Booking, the amount refunded is determined by the applicable cancellation terms. If Unyca-ream cancels a booking before check-in, the Guest will automatically receive a full refund. If Unyca-ream cancels a booking within 30 days before check-in, we will also help the Guest find similar accommodation, subject to availability, at comparable prices. A1.4 Your Responsibilities
You are responsible for the actions and omissions of yourself and anyone you invite to the Accommodation, provide access to the property, common areas, or services legally authorized for use ("Common Areas"), or include in any Experience or other Unyca-ream Service. This means that you are responsible for leaving an Accommodation (and related personal property) or Common Areas in the condition found upon your arrival, paying all reasonable amounts for any Damage Claims, and always acting ethically, treating others with respect, and following applicable laws. If booking for an additional minor guest or bringing a minor to use a Unyca-ream Service, you must have legal authority to act on their behalf and are solely responsible for supervising the minor.
